I’m thinking of buying a large shop but I don’t know what price range the negotiation should take place.

I like shopping in malls and have not been to that one in 6+ years. It’s a trash mall without much visitors. I’d say 10-15k
Lol I not been to Emerald lakes mall in my 20 years in game it seems, it comes as a surprise to me I thought only PA and Twin peaks had a mall.
Judging by this new knowledge I’d say that price range from Rusty doesn’t sound unreasonable.
Emerald Lakes mall has the highest limit in terms of item points. PA has the lowest. Twin Peaks is in the middle.
I think Emerald Lakes mall does have potential in the longterm, mainly due to the possibility of having almost twice as many item points in total as Twin Peaks mall. To me, I would think a large shop there would be worth at least 20-25k taking into consideration current shop valuations on Calypso. I mean that’s the price range for a small shop at TP mall these days so paying that for a large shop at Emerald should be reasonable.
Of course it’s a bit more work to get people to come there, but it doesn’t really matter where you buy a shop, it’ll always be a struggle to get people to come, unless you’re buying at the new PA market, but they haven’t been released yet and I feel the item points will most likely be painfully low there.
They say location is everything, but I disagree. We don’t go window shopping much anymore in Entropia. We go where we need to go to get what we need. As such, marketing is everything.
I think you can get a good deal in emerald lakes, and work it into a nice venture if you have the right thing in mind.
For reference, foot traffic is down for malls. People don’t browse as much anymore (partly because there is not much movement in terms of what is in the stores). People mostly go browse Twin Peaks I would imagine (new players likely venture into PA).
the value for someone who knows what they are doing is a lot higher in emerald lakes than it is in any other location (because location doesn’t matter much, with instant travel) but at the same time, you could use the lower foot traffic to haggle.
Probably 15kish if you play your cards right
As a shop owner there who has also tracked prices over the last 10 years or so, that’s not an unreasonable estimate. I also don’t have traffic problems at Emerald as my amps often sell out quickly enough I have trouble keeping up if I’m limited on time or supplies (downside of not being able to be in-game much this year until my move is done). Once people find out you have the cheapest of something that stocks regularly (or you use a thread here to alert people), they stop by.
I’ve said it before in other price check threads on Emerald, but small shops have sold more often. I usually would expect 16-20k for a non-upgraded shop with 20k being those right next to the televator (seen two of those sales myself). Large shops rarely come up for sale and have been in the 25-30k range when sold. There’s maybe only two large shops that have changed hands in roughly the last 5 years, and most of the others are held by inactive accounts. I know I’d never pay the amounts at PA or TP for shops there because they just don’t have enough item points. For those that don’t know, you can only add so many item points to any shop, so you can’t take a PA or TP shop and get it up to 300+ items like Emerald can.
The only unknown for me is the overall shop market. Seems like real estate is harder to sell now, but maybe that’s just apartments.
The amount of inactive accounts holding in a mall, as well as the fact the 3rd floor isn’t sold at all, reduces value a lot, as there is less other people brining customers in, and since customers expect the shops to be dead, they don’t browse other shops, like at other malls, you get zero free traffic there. It might as well be an apartment shop, so it’s value should be based solely on the IP. Which is 100 ped per IP to upgrade, but you always shave off the first 50 IP as that is the base value of any non booth.
So if it has 300 (250 + 50 free) IP, 25k is a fair price technically.
I don’t think real estate is harder to sell. It depends, on certain planets it is; I think prices have come down a lot for example on RT, since it’s been dead for years at this point, but Calypso’s real estate is as easy as ever to sell. Land Plots and Apartments being in the lead now of course, rising in value due to added use cases (cooking and gardening)
The model of valuing a shop on a per-item-point basis doesn’t work and is doomed to fail if tried. I thought about this years ago but you just can’t compare a useless dead OLA booth or Hell/FOMA shop to a high traffic booth like Celeste Quarry or TP mall shop…
This evaluation applies on caly only.
Nah, I don’t agree with you, you can’t value a shop on Caly purely based on the number of item points it has, there’s a few factors to consider aside from that. Location counts, and also upgrade potential. 200 IP at Deer mall does not equal 200 IP at Twin Peaks mall.
Location doesn’t matter that much, I don’t visit your shops or auktumas because of location but availability. I visited pros shop in meduaa because I knew what I wanted as well as m hammers.
Arguably it doesn’t really matter where and the malls are pretty much dead, were fancy when new but no one window shops. I never see others there. As a customer everything on Calypso is too far away for a spontaneous purchase.
However I agree IP doesn’t work. There is one shop for every 5-15 active player (depending on how you count) which should matter more.
There are obvious exceptions such as quarry where people check for upgrade materials and gorgon where people want to do the same.
It’s just a rough guide for places that have zero traffic, so yes I agree with what your saying, I think you miss the point what I’m saying, it’s a rough guide to price spots with zero traffic on calypso, not a catch all for all shop values.
I used to own 7 shops
2 on Caly, 2 Next Island, 2 Arkadia, 1 Cyrene
If you have time 1-2 years to create an established location, sell for the best prices and always keep stock then location doesnt matter. If you want immediate impact, location, location, location.
TOP Locations:
Emerald, Deer Mall, Town Shops and everything else you will have to advertise and work on it a LONG time until it gets to a point where people know that they will always find what they need there.
If I were you, Id probably be looking for around 20K for a large shop at Emeralds with current market and with that amount of IP. (Doesnt mean someone will sell at that price).

most of what’s been mentioned so far is valid. However, keep in mind roi. You may be better off investing in the real world, or at least finding a hobby that is less intimidating and irritating as a way to use your funds instead of dropping cash in to a virtual game that is highly niche and vlunerable to server changes, such as entire shops and booths going offline for 3 years or so after a geme engine change when there is a game engine change scheduled to happen in the near future…

Just use auction
I wouldn’t listen to people telling you that shops aren’t worth it, or that people don’t visit shops, or telling you not to buy one, honestly… And just cause I know people like to argue, here’s my sales over the last 2 days, just 2 days of sales, nothing more than that. 48 hours… that’s it:
This begins at page 17 of my PED Flow Center. For those that aren’t familiar with it, each line is a shop sale, you have the date, the time, the shop, the amount of the sale and the cumulative amount of PED in the PED Flow Center since the last transfer. On page 17 is where I did my last transfer so that’s why I decided to start there. I guess I haven’t transfered any money out for roughly 2 days, so it has accumulated to almost 10k now:

Each page has 8 sales, so 17 pages x 8 = 136 sales
Divide by 2 days, that’s about 68 sales per day?
And Sunday is not typically a big day for sales, at least it hasn’t been for me. Friday and Saturday are usually the big days, sometimes Thursday and Monday too..
So, pardon me while I laugh at those that say “shops are dead”, “don’t waste your time”…
Fine then, leave that to people who know what they are doing ![]()
PS: and yes, before anyone asks, I do keep up with it pretty well, as much as I can, and restock things as soon as they sell most of the time. It’s an insane amount of work and MA really hasn’t made the job any easier for me over the years, in fact they’ve made it slightly more tedious over time, but I understand they have other priorities then catering to QoL issues for shop owners.
Just to clarify my stance, since it appears I was not clear enough.
I was not saying “do not buy a shop”, or “people do not visit shops”.
I was saying “I think emerald lakes could possibly be best bang for your buck as location matters much less these days with instant transportation”
Ps. I am impressed by your diligence in using this crap gallery to upload 17 images back to back.
The diligence I have to have to run these ~12 shops is far worse
Was just tagging you is all, nothing was implied by it
There is a difference between shop owners and shop owners and the reason you might be doing great is most likely you and not the location of the shops. Yours is one of four I know off the top of my head. I can’t speak for everyone but wouldn’t matter if it was a shop or an apartment with shopkeepers, I would visit anyway like I do with auktumas.
Shops as prices in game today are a poor investment in itself. It would take a lot of work for a little pay so finding it fun would be very important. I do want to start a shop at some point since I miss my old one but I won’t be paying the prices people ask.
